About Royal Arch Park

Royal Arch Riverside Park is a beautiful, new and exclusive holiday park on the doorstep of Royal Deeside and embraces the stunning views, wildlife and history of Scotland.

Nestled in the Southern Highlands of Scotland, this site boasts a beautiful collection of lodges and holiday homes which are perfect for a family break in a breathtakingly stunning area of the UK. The park really embraces the incredible rural Scotland backdrop, with each abode being framed by the mountain and countryside views.

There are some fantastic walks nearby, as well as coastal spots for a family beach day. After a day of fun exploring the Southern Highlands, the park is the perfect place to relax and unwind in your lodge, whether that’s in the comfortable living area, or outside for a soak in the hot tub.

Rolling greens and unspoiled open meadows surround the site, meaning there is a wonderfully idyllic atmosphere that will transport guests into their own slice of heaven. With plenty of walking routes, there is an adventure in nature around every corner. There is also a new play area for children, which will provide endless fun and excitement.

There are lakes on site, which you can take a relaxing stroll around on a warm day. The lakes are also well stocked with fish, so guests can try out some coarse fishing whilst staying here. For more adventurous holiday makers, the site offers water sports activities on the lakes, including paddle boarding and kayaking. This is a great way to try out a new sport with the children.

The Invercauld, Glamis and Dunnottar lodges all sleep four, making them perfect for a small family. Each lodge is designed with luxury in mind, with a spacious open plan living/dining/kitchen area. Invercauld is a new timber-clad lodge, which really captures a feeling of holiday indulgence. With the hot tub outside, and the comfortable living space, this abode is the epitome of relaxing in style.

Dunnottar is a holiday home style accommodation, and the living area is framed by the glass patio doors to allow plenty of light in. The bedrooms, a double and a twin, are generously spacious, as is the bathroom. There are also lodges available which sleep six, many of which also have an outdoor hot tub. Huntly, Craigiever, Hatton, and Braemar were all new for 2020, and these comfortable and elegant holiday homes really provide a home-from-home feel.

The furnishings are modern and stylish, yet comfortable. Each holiday home has a breath-taking view of the surrounding meadows, which is perfect to wake up to in the morning. Stuart is another six-person lodge, which has a cosy interior and rustic-feeling kitchen area. Relax in the outdoor hot tub in the evening after a day exploring the Scottish Highlands.

There are plenty of unforgettable locations nearby, which make for the perfect adventurous outing for the whole family. Dunnotter Castle is two miles away, and this imposing medieval fortress cover 3.5 acres of its own island area right over the sea. Walk through the ruins and feel immersed in Scottish history. Another historical site just over an hour’s drive away is Balmoral Castle, which is a baronial style mansion that has been incredibly well preserved.

Near the park is the village of Luthermuir, which is the ideal spot for a leisurely walk and a cake at Scots Corner. On a warm day, pack your bucket and spades and take a 15-minute drive to the beach at Montrose, where the golden sand stretches on for miles. If you’re visiting in the colder months, there is a fantastic skiing site at Glenshee Ski Centre.

Royal Arch Park Reviews

"Very disappointed."
Verified Guest - Apr 2024
"We booked this as last min little break for my birthday Great reviews so thought fantastic sounds amazing We arrived late about 6 pm I received a text telling us the key would be in locked box , which it was cabin frazer was lovely looked brand new Everything was spotless couldnt fault it at all There was plenty of cutlery etc in the cabin so was all good Towels we couldnt find them but did eventually did , smallest towels in the world mind u Bath in en-suite bedroom with shower over it Shower cubicle in main bathroom Loads of cupboard space No hairdryer No iron or ironing board Hoover in small cupboard No brush or dustpan Hot tub behind the cabin thought was odd Not on the decking So if you want to go hot tub u go out your main door down your steps over the gravel over looking everyone ?? So we went to local supermarket and bought towering robes and slippers these were must Once in tub no one can see as small wood fence around it Tiny table on the patio with small chairs I loved this break really did Its amazing if you want quiet There nothing here no pub or anything near There is small new play area for the kids wooden Nothing in walking distance My only gripe Id say was there no welcome pack Nothing to tell you about cabin Who to ring if you had concern Wifi none ?? No info to tell us Where the bins were we found them eventually as I like to keep clean etc So Id def stay again if I wanted a small break get away from it all"
Michelle - Mar 2024
"The cabin was absolutely lovely, really clean lots of space and the hot tub was lovely too!"
Louise - Mar 2024
"The lodge was lovely, heated up very quickly. Clean and tidy. Hot tub was ready on arrival which was great. My only minus would be might be idea if there was paving leading to hot tub. Other people and us clearly would walk on grass to avoid walking on the stones in bare feet. I have no negatives whatsoever other than that recommendation. The lodge had pretty much panoramic interrupted views out to the countryside, so quiet and peaceful which is exactly what we wanted. Definitely will be back!"
Lyn - Feb 2024
"Lovely lodge with great facilities. Especially loved the hot tub! Spotlessly clean and had all the essentials you need, I.e towels etc. Would definitely return."
Verified Guest - Feb 2024

"Lovely place to come and have some peace and quiet. Great for seeing the stars at night while in the hot tub.Staff where always available to suggest places to visit and help out with anything.Would highly recommend it.Kids loved it too."
Scott - Jan 2024
"We recently stayed at the Balmoral for 4 nights over Christmas. On arrival the heating was on, the Christmas tree lights were on and there were even presents under the tree, which was such a lovely touch, so all in all a very cosy and warm welcome. The property is described as a lodge but I definitely think caravan is a better description. The beds were really comfy and heating easy to use. There was everything you could possibly need, including a dishwasher. We did find a few snagging issues with items falling down/broken and squeaky doors waking the children up but young Jamie came on Christmas Eve and fixed them (however only stopped the kitchen and bathroom door from squeaking, not the bedrooms). We did later notice the fire didnt work and more fixtures continued to fall off but by then it was Christmas Day/Boxing Day so we didnt bother anyone. Hot tub was lovely. All in all a comfortable stay but I do feel the caravan needs some tlc, especially the carpet and sofa as they were very dirty/stained, we brought throws so didnt bother us too much."
Jennifer - Jan 2024
"Great lodge looked like it was not that old and furniture and fittings very nice and clean Hot tub was amazing"

"Lodge was clean and comfortable and had everything you would need for your stay, microwave, dishwasher etc! Very cosy and comfortable. Hot tub conveniently placed on the decking. Spectacular views of the countryside."
Susan - Nov 2023

"Just what we wanted chill an relax time"
Diane - Nov 2023
"An amazing location. Just what we wanted, peace and quiet in beautiful surroundings. Just a few things in the lodge that need attention to make it perfect. Would certainly stay again."
Elaine - Nov 2023
"Very enjoyable. We would definitely recommend to others."
Verified Guest - Oct 2023
"Really enjoyed our stay and would recommend. However, few small issues such as no bins in bathrooms, no oven gloves, not enough towels provided, lack of food storage in kitchen and no shelf in shower for shampoo etc. if these issues were sorted it would be perfect."
Verified Guest - Oct 2023
"Beautiful location. Accommodation was immaculately clean and the hot tub amazing with fantastic rural views. Great base for travelling to Aberdeen and visiting Balmoral and beaches, etc. There is no WI-Fi but decent phone signal (just incase you have teenagers!)Would definitely recommend."
Allana - Oct 2023
"Generally well appointed lodge."
David - May 2023
"It was a lovely lodge, really enjoyed our stay. I just think to brand themselves as 5* they would need to maybe include little welcome hamper/ packs - as there was no tea or coffee or even hand soaps etc. So a hamper with these essentials and some toiletries would make it feel more 5* The bed in the master could do with a mattress topper as the springs could be felt a lot."
Kirsty - May 2023
"Lovely place to stay and well kept, clean and tidy"
Charlotte - Apr 2023
"Great holiday. Kids also loved it and staff were great and attentive!

Would love to go back in few years to see its progress. Keep up the good work guys, youll defo be a 5 star park when finished"
Lindsey - Jan 1970

"We had a lovely stay in a beautiful lodge overlooking stunning countryside. At this time, the park is smaller and quieter which was perfect for us, however there are plans to extend the park and include a restaurant. I would certainly recommend this place fir a quiet retreat."
Karen - Aug 2022
"Lovely place enjoyed every minute there"
Derek - Jul 2022

"This holiday park is so peaceful if u want a quiet and relaxing holiday. Loved it there."
James - Jul 2022
"Had a wonderful, relaxing and peaceful stay with uninterrupted views across the countryside from the hot tub and decking. Caravan is very new, well equipped and clean."
Douglas - Jul 2022
"Lovely clean cabin. Great base to travel around the area. Quiet and peaceful. Cabin had everything you could need for cooking or the local Ramsey Arms food is amazing if you don't want to cook."
June - Jul 2022
"A nice quiet location with places to visit, Grampian Mountains are close by, exactly what we were looking for."
Carl - Jun 2022
"Excellent weekend break with the family, would highly recommend."
John - Jun 2022
"What a great find! Beautiful park in a gorgeous location. Quiet and relaxing. Lodge was spotlessly clean..and I mean spotless! Hot tub was fantastic! Will definitely be back and the plans they have for a restaurant/shops etc looks amazing!! Beds were so comfy! My only critique would have been 1 rooms bedding, purely the aesthetic side, didn't match and looked a little out of place/wrinkly but did not make a difference to our holiday at all. A few little wallpaper tears under Windows but again, purely aesthetic. We can't wait to go back!"
Fiona - May 2022
"Fab holiday nice just to chill out"
Sarah - May 2022
"The holiday park is not yet finished but it was lovely and peaceful surrounded by fields"
Graham - May 2022
"A great escape away from it all."
Kenneth - May 2022
"Great wee caravan for a get away with family or friends! Really spacious and has all amenties. 20 minutes to stonehaven so we visited dunnoter castle and then we also went to st cyrus, if you are looking for a chilled weekend then this is the perfect place. In the middle of the country side so not a lot to do! But still really enjoyed our stay :)"

Brechin Castle Centre - DD9 6RL
about 8 Miles

So much more than a garden centre this place is ideal for a fun family day out in Angus. The garden centre stocks a huge range of plants, outdoor furniture and gardening equipment and also has a café serving tasty home made meals, cakes and snacks. The site has a large outdoor play area for children an ornamental pond and country park to explore. Halloween and Bonfire night's events are coming up soon. The annual Fireworks Display is really spectacular.
